Ringwood House Renovation.

Here are a few photos from a complete house renovation that I just finished in Ringwood. In this renovation several things took place. A very large bedroom was divided to incorporate a en suite, the laundry was moved to another part of house to make way for a large rumpus room, the kitchen and bathroom were completely stripped out and changed around.

This was a really old run down house, but with a bit of elbow grease, and some great planning by the owner its now a modern looking comfy home just waiting for a family to move in.

This week I had a call out to inspect a dripping sound from the bathroom.
It turns out this home owner only purchased the house a week prior. The house had been completely renovated, the leak was somewhere behind the newly tiled shower wall. It was going to be a shame to destroy that new wall, not to mention the repair bill! The owner would have to repair all the tiles afterwards, and to add insult to injury his house and contents insurer would not cover $1 towards it.

Its not easy to locate a leak behind a thick tiled wall, as noise will travel. With some extra time taken to narrow down the problem area, and some extra care taken to very carefully cut the tile out, I was able to open a hole in the wall. Then I repaired the leak caused by previous renovator, and then glued the tile back into position. Once the tile is re-grouted no one will ever know. The owner was extremely happy with the outcome.

If you are buying a home always ask for receipts and certificates for any work that has been done.  Protect your investment by making sure the job was done right. Only a licensed plumber can do plumbing work and is required to issue a certificate of compliance at the end.

Gas Ducted Heating in Heathmont .

This ducted heating unit would sometimes work and sometimes not.
The cause was simple enough, a worn out fan. Although I was able to get the fan reconditioned, the customer agreed with my recommendation that a new heater would be a better option.  A new heater would be more efficient, heat up the house faster and would be trouble free with warranty. After all there is nothing like a toasty warm house in a Melbourne winter!

For many, many years it has been law that a hot water safety valve must be installed on every new home, unit, bungalow etc.. Or on an existing home the moment any plumbing work has been altered in the home, or the hot water unit has been changed.

A tempering valve mixes cold water with hot water after it comes out of the water heater so it can not come out of your tap any higher than 50 deg.
If your hot water service has not been supplying enough hot water for your family’s needs DO NOT turn it up! If you do not have a tempering valve you are flirting with danger.
Children are curious and like to explore there surrounding. If they don’t know that hot water is dangerous   a severe scald can result, and require painful skin grafts and years of treatment.
